Staging in Augusta (Again!)


One of my recent listings in Augusta had been on the market for over 3 years with 3 different agents before I was given the opportunity to sell the home. We listed at a substantially higher price point and got it under contract in less than 6 days. The sellers exclaimed that I was a magician and wondered how I had accomplished this feat when others had tried before and failed. It was a number of things like having professional photography, a strong marketing plan, and STAGING. The home had great bones but since it was vacant with all the rooms painted the same color, any prospective buyer could not ascertain the number of rooms, their respective sizes or use… It was all a sea of beige walls… no personality. The only items in this 10 room house were 2 behemoth leather couches in the equally cavernous 21’ x 24’ living room, that were positioned on opposite walls and facing each other. The house had many great features, but on its own, without any furniture or decor, it was stark and uninviting.


Even in this hot market, staging a house is needed. It’s critical to engage the buyer at the first photo on Maine Listings to reel them in, to say, “This is HOME”. When you’re competing to stand out, you might not get a second chance. Studies have shown that staged homes sell faster and for more money than unstaged homes. All 10 rooms of this home received a design intervention and were staged to say “Welcome to your New HOME”. The before and after videos below show the power of staging. And I do all of this as a free service to my clients.

It was a pleasure to work with my seller in the sale of her 1866 cape located in in-town Augusta. It had good bones, great flooring, fresh paint, but just needed a “pop of color”, my mantra for any design.

I have always loved flying the American Flag, a tradition that began back in 1986 when I purchased my first home. Now as a REALTOR, I use the American flag to set my homes for sale apart.
